Our Mission
The Friendship Manor Foundation, a 501(c)(3) charitable organization, was established in 1968 to secure contributions from individuals, businesses, and private and public foundations in support of Friendship Manor’s mission to provide safe, affordable housing for adults age 62 and older, as well as individuals with disabilities.
The Foundation is dedicated to enhancing and enriching the lives of Friendship Manor residents by supporting a wide range of cultural, educational, and social opportunities, while also maintaining quality living conditions and a vibrant sense of community.
Today, this mission remains just as important as it was when Friendship Manor first opened its doors in 1967. Friendship Manor welcomes older adults from all economic backgrounds, providing a community where residents can enjoy retirement and age with dignity and respect.

Plumbing Replacement Project
Friendship Manor has provided safe, affordable housing for seniors and individuals with disabilities for nearly 60 years. As the building has aged, its original heating, cooling (HVAC), and plumbing systems have reached the end of their useful life.
Today, the HVAC system can no longer provide dependable heating and cooling throughout the building. Corrosion, mineral buildup, and restricted water flow have caused repeated equipment failures, and replacement parts have become difficult to find. The plumbing system faces similar challenges. Aging pipes are leaking and deteriorating, making repairs increasingly costly and unreliable.
After extensive planning with architectural and engineering professionals, Friendship Manor has developed a comprehensive plan to replace both systems while allowing residents to remain safely in their homes throughout construction. The project will install new plumbing, high-efficiency boilers, heat pumps, heat exchangers, and other modern mechanical equipment designed to serve the building for decades to come.
These improvements are essential to preserving affordable housing for the 185 senior and disabled residents who call Friendship Manor home. Without replacement of these critical systems, the long-term operation of the building—and the stability of the residents who depend on it—will be at risk.
The need for affordable senior housing continues to grow. Older adults are the fastest-growing segment of the nation's homeless population, driven by rising housing costs and fixed incomes. Friendship Manor helps prevent homelessness by providing safe, affordable housing where residents can age with dignity and independence.
The total cost of this critical infrastructure project is $13.5 million. While Friendship Manor's Board of Trustees has remained committed to maintaining the property through decades of responsible stewardship, the scope of this project exceeds the organization's available resources. Community and philanthropic support are essential to preserve this vital housing resource for current residents and future generations.

Support for Socialization and Cultural Opportunities
When the Foundation has finished fundraising for our capital project, donations to the Friendship Manor Foundation, a 501(c)(3) organization, will then directly support programs and activities that enhance the daily lives of seniors and adults with disabilities living in our community. These funds help provide food, entertainment, coffee hour, educational opportunities, wellness programming, cultural experiences, and special events that bring joy, dignity, and connection to residents throughout the year.
For many older adults, retirement can bring challenges that extend beyond financial concerns. Social isolation, loneliness, depression, and declining physical and cognitive health are increasingly common among seniors, particularly those living alone or on limited incomes. Research consistently demonstrates that meaningful social engagement and opportunities for lifelong learning are essential to maintaining health, independence, and overall quality of life as people age.
At Friendship Manor, affordable housing is only part of the solution. Home is more than a place to live — it is a community. The residents of Friendship Manor rely on a robust calendar of social, educational, cultural activities that foster connection, purpose, and well-being. Programs such as holiday celebrations, educational presentations, exercise classes, arts and crafts, musical performances, cultural events, game nights, all help residents remain active and engaged while building lasting friendships and support networks.
Without charitable support, many of the programs that enrich residents' lives would be significantly reduced or eliminated. The loss of these opportunities would negatively impact not only residents' social connections but also their emotional and mental health.
As the senior population continues to grow, the need for affordable housing paired with meaningful opportunities for engagement becomes increasingly important. By supporting Friendship Manor's social and cultural programs, donors help ensure that residents not only have a safe and affordable place to live but also a vibrant community in which they can thrive.
